Overview

Queensland is currently facing a housing crisis, and Fleetwood Australia is providing bold, immediate solutions. In partnership with the Queensland Government and QBuild, we have built 60 architecturally designed modular homes across 11 regional locations through the Modern Methods of Construction (MMC) initiative. This $30+ million turnkey program marks a significant shift in the delivery of social and essential worker housing, enabling faster, more sustainable construction with a greater impact.

The homes were manufactured at our solar-powered factory in Crestmead and transported using Fleetwood’s own logistics fleet. This method has helped reduce construction time, waste, and community disruption. From cyclone-rated homes in Innisfail to flood-resilient duplexes in Mackay, each site presented unique challenges that modular construction was able to address with speed and precision.


Solution

Fleetwood’s vertically integrated delivery model provided us with complete control over the entire process, from design to installation. This approach resulted in high-quality housing outcomes within just six months. All 97 modules were constructed off-site in just 79 business days and delivered to 10 sites through 119 truckloads of modules and ancillary materials. At the same time, groundworks were completed on-site, allowing for nearly seamless installations and significantly faster project timelines.

Our factory build process enabled year-round productivity and ensured consistently high standards, regardless of weather conditions or regional access. We also collaborated closely with local subcontractors and suppliers to tailor each build to its local context. This included implementing rainwater harvesting in Warwick, making accessibility and privacy adaptations in Emerald, and incorporating timber fencing and landscaping suitable for local conditions in Kingaroy and South Mackay.

  • Rapid Housing Delivery: We successfully delivered 60 homes in just six months, with installation timelines as short as 15 weeks on-site in Kingaroy.
  • Built for Climate and Comfort: Each home was customised to meet the specific needs of the site, including cyclone resilience, acoustic performance, and flood mitigation. All homes also meet Gold and Standard Liveable Housing design compliance.
  • Economic Impact: We engaged over 120 contractors and trained more than 30 apprentices, contributing over 16,000 hours of labour. There was strong participation from local and Indigenous suppliers, boosting the local economy.
  • Sustainable Construction: The homes were constructed in a solar-powered facility using Australian-made materials. This approach resulted in lower emissions due to reduced travel and on-site activities, along with features such as rainwater harvesting and minimal waste output.
